Every construction, drainage, and landscaping project in Windsor starts the same way — with excavation. The foundation gets dug, the grade gets set, the utilities get trenched. If that work is done wrong, everything built on top of it suffers.

The problem is, most homeowners only hire an excavation contractor once or twice in their life. You don’t know what good looks like until something goes wrong. This guide covers what to look for, what to ask, and what to avoid — so you get it right the first time.

Why It Matters More Than You Think

Excavation isn’t just moving dirt. It’s setting the grade that controls where water flows for the life of your property. It’s digging to the right depth so your foundation doesn’t shift. It’s knowing where utilities run before a bucket goes in the ground.

In Windsor specifically, excavation is complicated by heavy clay soil that holds water, expands when frozen, and behaves differently than the sandy or loamy soil you’ll find an hour north. A contractor who doesn’t understand local soil conditions will price the job wrong, compact the fill wrong, and leave you with drainage problems that show up the first time it rains.

What a Good Excavation Contractor Looks Like

They own their equipment. Contractors who own excavators, skid steers, and compaction equipment control their own schedule. They’re not waiting on rental availability or paying rental premiums that get passed to you. They also maintain their machines to a higher standard because it’s their investment.

They know Windsor’s soil. Ask them about clay. If they can’t talk about frost penetration depth (42–48 inches here), seasonal water table behaviour, or why compaction matters more in clay than in sand — they’re not local enough for the job.

They pull their own permits. Windsor and Essex County municipalities have specific requirements for excavation, especially for foundation work, retaining walls, and anything near property lines. A contractor who expects you to handle permits is either inexperienced or trying to avoid accountability.

They carry real insurance. General liability, WSIB (workers’ compensation), and equipment insurance. Ask to see current certificates — not expired ones, not “we’re renewing it.” If a worker gets hurt on your property without WSIB coverage, you’re exposed.

They explain the process before starting. You should know exactly what’s happening on your property and in what order: utility locates through Ontario One Call, equipment access plan, dig sequence, fill and compaction method, grading, and cleanup. If the contractor can’t walk you through this clearly, they’re winging it.

Questions Worth Asking Before You Hire

“How do you handle utility locates?” The answer should involve Ontario One Call (mandatory) plus private utility locating for anything not covered by public records. Hitting a gas line or fibre optic cable isn’t just expensive — it’s dangerous. A contractor who’s casual about this is a contractor who’ll eventually cause a serious problem.

“What fill material do you use, and how do you compact it?” Clean fill, placed in 12–18 inch lifts, compacted with proper equipment between each layer. This matters enormously in Windsor’s clay. Shortcuts here cause settling, drainage failure, and cracked surfaces later.

“Can I see recent local projects?” Not stock photos. Not projects from three cities over. Work done in Windsor-Essex, on Windsor soil, in the last year or two. Check their Google reviews while you’re at it — patterns in reviews tell you more than any sales pitch.

“What’s included in cleanup?” Professional excavation includes final grading to spec, debris removal, and leaving the site ready for the next trade. Clarify this upfront so you’re not paying extra to have your own property cleaned up.

“What happens if you hit something unexpected?” Rock, abandoned utilities, contaminated soil, water table issues — surprises happen during excavation. A good contractor will tell you how they handle change orders and pricing adjustments before work begins, not after.

What Can Go Wrong With the Wrong Contractor

This isn’t hypothetical. These are problems Windsor homeowners deal with when they hire based on the lowest quote:

Utility strikes. An inexperienced operator hits a gas line or water main because they skipped private locates. Your home loses service, the street gets torn up, and you’re dealing with the aftermath for weeks.

Improper compaction. Fill gets dumped in without proper layering or compaction. Six months later, your new driveway has a dip in it, your patio slab cracks, or water pools against your foundation where the grade settled.

Drainage disasters. The grade slopes toward your house instead of away from it, or the contractor didn’t account for where water goes after leaving your property. Your basement gets wet every spring.

Property damage. Heavy equipment on soft clay without proper planning tears up your lawn, your neighbour’s lawn, or your driveway. An uninsured contractor shrugs and moves on.

Permit problems. Work gets done without proper permits. You find out when you try to sell your house and the inspection flags unpermitted work. Now you’re paying to fix it or taking a hit on the sale price.

When You Actually Need Excavation

Not every outdoor project requires heavy equipment. Here’s when you do:

  • New foundation or addition — the ground needs to be dug to spec and inspected before concrete goes in
  • Basement walkout — cutting into a slope and waterproofing requires precision excavation
  • Pool removal — complete demolition, removal, fill, and compaction (we wrote a full guide on this)
  • Driveway replacement — the old surface and base need to come out before a new one goes in
  • Drainage systems — French drains, catch basins, and weeping tile all require trenching at proper depth and grade
  • Retaining walls over 4 feet — these need engineered foundations dug to spec
  • Grading correction — if water flows toward your house, the only real fix is regrading with equipment

For smaller jobs like garden beds or shallow landscaping, you might not need an excavation contractor at all. A good contractor will tell you that honestly rather than upselling equipment time you don’t need.
